DocOrder is a document-management platform. Lenders, mortgage brokers, and title companies use it to collect the documents your file needs and to open escrow — securely, in one place. This page explains what DocOrder does, what it does not do, and the terms that apply when you use it.

◆ What DocOrder is

  • A secure software service (SaaS) for collecting and organizing loan-closing documents.
  • A neutral platform your provider uses to request files and open escrow.
  • A place to upload documents and see what's still needed.

○ What DocOrder is not

  • Not a lender, mortgage broker, real-estate broker, title or escrow company, or law firm.
  • It does not originate, fund, underwrite, or approve loans, and makes no lending decisions.
  • It does not provide legal, financial, tax, or real-estate advice.

01Your relationship is with your provider

The company that sent you your link — your lender, mortgage broker, or title company (your "Provider") — is solely responsible for your loan, your transaction, and any advice, terms, fees, or decisions relating to it. DocOrder provides the software they use to collect your documents. Your loan agreement, disclosures, and any professional services are strictly between you and your Provider. DocOrder is not a party to that relationship.

A Provider's logo, name, or colors may appear on the pages you use. That branding identifies your Provider and does not make DocOrder responsible for your Provider's conduct, representations, or services.

02The service is provided "as is"

The platform is provided on an "as is" and "as available" basis. To the fullest extent permitted by law, DocOrder disclaims all warranties, express or implied, including merchantability, fitness for a particular purpose, title, and non-infringement. DocOrder does not warrant that the service will be uninterrupted, error-free, or secure against every threat, and makes no guarantee about your loan, its timing, its approval, or any outcome.

03Limitation of liability

To the fullest extent permitted by law, DocOrder and its owners, officers, and suppliers will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for any lost profits, lost data, or loss arising from your loan or transaction — even if advised of the possibility. DocOrder is not responsible for the acts or omissions of your Provider or any third party. To the extent any liability is found notwithstanding the above, DocOrder's total aggregate liability relating to the platform will not exceed one hundred U.S. dollars ($100).

04Your documents & privacy

Documents you upload are transmitted over an encrypted connection and shared with your Provider (and the closing agents your Provider designates) to process your file. DocOrder does not sell your personal information. Handle your own copies securely, and only upload documents your Provider has asked you for.

05Acceptable use

Use the platform only for your own legitimate closing, upload only documents you have the right to share, and do not attempt to disrupt, probe, or misuse the service. DocOrder may suspend access it reasonably believes is unauthorized or unsafe.

In plain terms: DocOrder is the software your lender or broker uses to collect your paperwork. It isn't your lender, and it can't advise you on your loan — for anything about your loan itself, talk to the company that sent you the link. Questions about the platform? Reach us below.
